Introduction

The lease contract is considered as one of the most important legal contracts, as no citizen or resident in the UAE is not being bound by a lease contract, whether it is a residential, investment, or commercial lease. The lease contract is of particular importance to its owner, whether a landlord or a tenant, as this contract is related to the person’s house and his family or his trade and source of livelihood.

Despite the importance and danger of the lease contract, most people do not care about that, they use a ready-made lease contract form whose clauses do not cover all legal issues, and they are ignorant of essential rules in the rental Law, as many people do not know that there is more than one Law for rent in the UAE and not one and that the texts are formulated in a difficult and complex way, and this explains the different court rulings, despite the similarity in the circumstances of the case. Therefore, the lease contract is considered one of the most disputed contracts, given the rules of this Law, as it has a unique way of announcing the case, in its circulation, in its appeal, and even in its implementation. Therefore, many people fall victim to procedural errors in this Law.
